We carry out Cat B fit-outs, refurbishments and ongoing electrical work for offices and commercial property across the South East and London.
We usually work for tenants, occupiers, facilities teams, landlords, managing agents and fit-out contractors, from a single office floor through to a full building. Our work includes small power, floor boxes, distribution boards, lighting, emergency lighting, data cabling, comms and server room supplies, testing and certification.

Office electrical fit-outs across the South East
We are based in Battle, East Sussex, and carry out office electrical work across Kent, East Sussex, West Sussex, Surrey, London and the wider South East.
Much of our work is Cat B fit-outs and refurbishments for tenants moving into or changing commercial space. This can include power and data to desks, floor boxes, lighting, emergency lighting, distribution boards, containment, meeting rooms, kitchens, comms rooms and other electrical work needed for the finished layout.
We work with tenants, facilities managers, landlords, managing agents, project managers and main contractors, and can manage the electrical work from the initial survey through to testing and handover.

Electrical work planned around your move-in date
Commercial fit-outs often have a fixed deadline. The lease has started, furniture is booked and staff need to be working from the new office on a set date. We plan the electrical work around that programme from the start.
Where required, we can also coordinate with the landlord, building manager, fit-out contractor and other trades to agree access, isolations and any changes to the existing installation. If alterations need landlord approval or need to be recorded for future reinstatement, we can make sure the electrical work is clearly documented at handover.
We also work for landlords and managing agents on testing, remedial work and ongoing electrical maintenance.
Check the existing electrics before the fit-out starts
Before we price a fit-out, we look at the electrical installation already in the building.
That includes checking the incoming supply, distribution boards, available capacity and existing containment before new power, lighting or data is added.
We also ask for the furniture and desk layout where possible so sockets, floor boxes and data points can be positioned where they will actually be used.
Doing this early helps avoid changes once the installation is already underway, such as finding a full distribution board or having to move floor boxes after the layout changes.
Where we are responsible for the power, lighting and data, we can plan these together and provide the relevant testing and certification as one project.
An office ready for the people moving in
The aim is simple. On move-in day, the desks have power, the lighting and emergency lighting are working, the data points are in the right places and the electrical installation has been tested and documented.
If the office relies on comms rooms, server equipment or other critical systems, the electrical supplies for these are planned as part of the fit-out rather than added afterwards.
Clear circuit schedules and labelling also make the building easier for your facilities or IT team to manage once the work is complete.

We can install the power, lighting and structured cabling as one package, with the containment and cable routes planned together.
For meeting room screens, audio systems and other audio visual work, we work alongside our sister company, OBAV.
Getting these requirements agreed before first fix helps avoid extra cabling, changes to finished areas and different contractors working around each other later in the project.

We are an NICEIC Approved Contractor and SafeContractor accredited. Our engineers are DBS checked and have all been with us for at least two years.

How is a Cat B office fit-out priced?
We survey the existing electrical installation and work from the proposed office layout before we provide a quotation.
The cost depends on the size of the fit-out, the condition and capacity of the existing installation, the number of power and data points, lighting, containment and any changes needed to the distribution.
Where project drawings are already available, we can use these alongside the site survey to build the scope.
Can you work out of hours or in an occupied office?
Yes.
We regularly carry out electrical work in occupied commercial buildings and can plan the installation in stages to reduce disruption.
Where required, we can work evenings, weekends or other agreed periods and arrange isolations with the building manager in advance.
How often should a commercial property have an EICR?
The inspection interval depends on the type and condition of the installation, how the building is used and any requirements from the landlord, insurer or other responsible party.
A five-year interval is common for many commercial installations, but the date recommended for the next inspection should be recorded on the EICR itself.
If you are moving into a commercial property and are unsure about the condition of the existing electrics, we can also inspect the installation before the fit-out begins.
What electrical certification do you provide at handover?
We provide the relevant electrical certification and test results for the work we have carried out.
Depending on the project, this can also include updated circuit schedules, board labelling and record drawings.
The aim is to leave you with a clear record of the finished electrical installation for your own facilities team and anyone else who needs to review the work.
