Commercial electrical work across Kent since 2008

Lake Electrical are electrical contractors in Kent, working across the county from our office in Battle, East Sussex, and trading since 2008. We are family run and owner led. Most of what we do is commercial, and we take on the larger work many electricians will not, including main intake panels, power distribution and full installations in buildings that have to stay in use while we work.

For homes, we stick to full rewires, major renovations and high-end builds, rather than general call-outs and small repairs.

A rewire, LED lighting and heated pews at St Michael’s Church, Chart Sutton

We have looked after the electrics at St Michael’s Church in Chart Sutton for several years. In 2019 we carried out a full rewire and an LED lighting upgrade there, and the church later asked us back to fit heated pew cushions to make the building more comfortable through the colder months.

Heated pew cushions work the same way as a heated car seat. You switch them on shortly before people arrive and they warm the congregation, not the whole building. They sit on the pews rather than being fixed into them, so nothing in the historic interior was drilled or altered, and they can be used selectively, so if forty people turn up rather than two hundred, you only heat the seating in use.

The church stayed open throughout, with the work planned around services and events. Afterwards the Parochial Church Council wrote to thank us, and said it was “delighted with the results”.

Read the St Michael’s Church case study or see our work for churches and places of worship.

EICRs and electrical testing in Kent

A useful EICR explains what is happening in the building and what to do about it. Some testing is priced per circuit, with the engineer given around five minutes on each one. That is not long enough to work out what a circuit feeds, so the report comes back full of limitations and you pay again for someone to investigate. We have seen a £500 report turn into a £10,000 remedial bill.

We give our engineers the time to understand what the results are telling them. Every EICR, fixed wire test and periodic inspection we carry out is to BS 7671, and each report sets out the faults found, how urgently each one needs dealing with, and which items can sit in a plan for later.

A thorough inspection also picks up the bigger issues, such as a main intake panel coming to the end of its life. Where that happens, we can set out how a replacement would be programmed around the building and what temporary power it would need. Read more about main panels and power distribution.

LED lighting and electric heating in Kent

01
LED lighting
For lighting, a free survey comes first. You get the cost of the upgrade, an estimate of the yearly saving and the payback period, all before you decide, and on most commercial sites an LED lighting upgrade repays its cost in energy savings within five years.
02
Electric heating
For heating, we install electric radiant heating for sports halls and other large areas that are expensive to heat, directing the heat towards the areas in use rather than warming the full volume of air. We survey the building first to make sure the system suits it before we recommend anything.

Schools, offices and industrial sites in Kent

01
Schools and colleges
We work with schools, academies, colleges and universities on EICRs, rewires, lighting, heating, data cabling and main panel projects, planned around teaching, exams and holidays. See schools and education.
02
Offices and commercial property
We carry out Cat B fit-outs, refurbishments and ongoing electrical work, including lighting, small power, floor boxes, distribution boards and data cabling.
03
Industrial sites
For factories, warehouses, workshops and depots, we install main panels, power distribution, machinery supplies and high-bay lighting, and carry out fixed wire testing, all planned around production. See industrial.

Where we work

Our regular coverage in Kent includes Tunbridge Wells and Maidstone, and our church work has taken us to Chart Sutton. We cover the rest of the county too, and go further for bigger commercial jobs, London included.

Alongside Kent, we work across East Sussex and West Sussex and Surrey.

Many of our clients bring us back to the same buildings for testing, upgrades and new projects. When we return, we often already know the distribution, the previous alterations and how the site runs, and we keep clear records and certification, so if you need details of work we did several years ago, our team can help you find them.

Accredited Contractor

NICEIC approval, SafeContractor accreditation and DBS checks on every engineer cover what schools, main contractors and commercial clients need to see before work starts.

Before larger jobs we survey the building, so your quotation reflects the work that is actually needed, with anything additional shown separately. Price is not where we compete. What we concentrate on is a clear scope, work carried out to the required standards, and an installation that is tested, certified and documented at handover.
