What is an Electrical Condition Report?

An electrical condition report is based on an expert inspection an electrical installation’s condition. The electrician checks for faults and identifies them in accordance with the UK’s national safety standard for electrical installations.

Code C1 means danger present, a serious risk of injury that needs immediate remedial action

Code C2 means potentially dangerous condition, where urgent remedial action is needed. It highlights the nature of the problem but doesn’t specify how to fix it

Code C3 means improvement recommended . It usually implies that while the installation complies with old regulations and is safe, things could be improved

Why are Electrical Condition Reports necessary?

If an installation causes injury, you could be legally liable, and most insurance policies specify electrical installations must be kept in a safe working condition. If not, the insurers are perfectly entitled to reject claims.

Who needs an EICR?

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords in England must meet strict legal requirements to ensure the electrical safety of their rental properties.

Key responsibilities for landlords include:

  • Regular electrical inspections: A qualified electrician must inspect and test the property’s electrical installations at least every five years, or sooner if the Electrical Installation Condition Report (EICR) recommends a shorter interval.
  • Providing an EICR to tenants: Landlords must give each tenant a copy of the EICR within 28 days of the inspection.
  • Completing remedial work promptly: If the EICR identifies any defects or areas requiring further investigation, landlords must ensure all remedial work is completed within 28 days (or any shorter timeframe specified). Written confirmation of the completed work must then be obtained.
  • Applies to private rented properties in England: These rules cover all private sector landlords with a “specified tenancy” under the Regulations.
